Step 1 – Property Appraisal

Our process starts with arranging a free, no obligation valuation appointment. It's a friendly, informal chat between you and one of our expert valuers about your property, the local market and your requirements for selling.

We'll follow this up by sending you a marketing proposal, which details how we'll promote your property, some advice on going to market, the valuation of your house and a clear breakdown of the costs.

Step 2 – Marketing Your Property

Once our proposal has been agreed, we'll arrange appointments with a surveyor and a photographer on your behalf. The professionals we use for these tasks provide an exceptional service every time.

Next, drafts of the brochure and home report will be sent to you for approval. A comprehensive overview of the drafts, plus recommendations on your asking price and viewing arrangements will also be provided so you can easily understand this part of the process.

Step 3 – Managing the Process

From the very start, you'll have a dedicated negotiator assigned to your house sale. They'll be your main point of contact throughout and will send you regular updates on any activity and general market conditions.

You'll also be able to discuss any notes of interest with them, including offers and where appropriate, guidance on the option of setting a closing date.

Step 4 – Concluding the Sale

Once an offer has been agreed, the sale is passed to a conveyancing solicitor, who will start the legal process. The solicitor will discuss the Scottish Standard Clauses with you and handle all information until a concluded missive is received.

The date for entry into the property will be the day in which funds are exchanged and the keys are handed over to the new home owners.
